Florida Home Sales Gain Momentum as Buyers Return in July

Florida’s housing market continued its gradual recovery in July 2026, recording year-over-year gains in closed sales and new pending contracts for both single-family homes and condo-townhouses. Prices also strengthened for single-family properties, while condo prices held steady. The results suggest buyers are re-entering the market despite affordability challenges and mortgage rates that remain elevated.

The July figures reflect continued improvement across several key measures, although conditions vary widely by local market. Buyers and sellers may therefore see different trends depending on their region, property type and price range.

Sales growth extends its streak

Florida recorded its 11th consecutive month of year-over-year increases in closed sales for both existing single-family homes and condo-townhouses. Closed sales typically occur 30 to 90 or more days after a contract is signed, meaning July’s results reflect purchasing decisions made earlier in the year.

Condo and townhouse transactions posted the larger gain, increasing 11% compared with July 2025. Single-family sales rose 5.1%. Industry analysts say the condo market is beginning to adjust to regulatory requirements, higher assessments and insurance challenges that weighed on activity in recent years.

Pending contracts point to continued demand

New pending sales, which measure properties going under contract during the month, also increased. Single-family pending contracts rose 2.4% year over year, marking the 12th straight month of gains for that category. Condo-townhouse pending sales advanced 3.8%.

The increases indicate that demand is not being driven solely by mortgage-rate changes. Some prospective buyers appear to be acting after delaying purchases while waiting for affordability to return to pre-2020 conditions—a shift many economists do not expect in the near term.

Prices diverge by property type

The statewide median price for an existing single-family home rose 3.7% from a year earlier to $425,000. The median condo-townhouse price was unchanged at $295,000. A median price means half of the properties sold for more and half sold for less.

The price difference between the two categories continues to make condos and townhouses a comparatively lower-cost entry point for buyers. However, association costs, assessments and insurance expenses remain important factors in evaluating the overall affordability of these properties.

Inventory offers buyers more choice

Single-family homes had 4.5 months of supply in July, while condo-townhouses had 7.8 months. The higher condo inventory gives buyers more selection and negotiating power, while also placing greater pressure on sellers to price properties competitively.

Overall, the combination of rising sales, stronger pending activity and stable or improving prices offers cautious optimism for Florida’s housing market. The next several months will show whether buyers continue returning without a major decline in mortgage rates.
