CP Group Secures Significant New Leases at One Biscayne Tower, Boosting Downtown Miami’s Office Market

CP Group, a major player in Sunbelt real estate, has announced nearly 70,000 square feet of new leasing activity at its One Biscayne Tower in Downtown Miami. This influx of new tenants and renewals, primarily from the legal, financial, and consulting sectors, underscores the building’s appeal following recent capital improvements.

Leasing Momentum at One Biscayne Tower

CP Group has successfully executed six new agreements at the 38-story, 692,000-square-foot Class A office tower located at 2 South Biscayne Blvd. These agreements, comprising three new leases and two lease renewals, were finalized within the last three months. The new tenants and renewing firms represent a diverse range of professional services, highlighting the building’s attractiveness to established businesses.

Among the new leases, Alvarez & Marsal Tax, LLC, a financial services and tax firm, has secured a 23,092-square-foot office, relocating from Brickell. Filler Rodriguez LLP, a law firm specializing in family law, has also signed a lease for a new 2,437-square-foot space, moving from Miami Beach.

Several firms have also renewed their commitments to One Biscayne Tower. Nelson Mullins Riley & Scarborough LLP, a full-service law firm, renewed its lease for 26,796 square feet. FTI Consulting, a consulting and management firm, renewed its lease for 7,653 square feet, and the law firm Young, Bill, Boles, Palmer, Duke & Thompson renewed its lease for 6,601 square feet.

Enhanced Amenities Drive Tenant Demand

Mark F. Raymond, Managing Partner of Nelson Mullins’ Miami Office, expressed enthusiasm about the move to the 33rd floor, citing the space’s design for collaboration and innovation. He emphasized the building’s role in supporting their operations and client relationships.

CP Group has also appointed Blanca Commercial Real Estate, led by Juan Ruiz and Alex Marquez, as the executive leasing partner for One Biscayne Tower. John Osborne, Senior Vice President at CP Group, noted that this leasing activity validates the demand for amenity-rich and accessible work environments. He added that the building’s recent renovations significantly enhance the tenant experience.

Recent Capital Improvements

One Biscayne Tower has recently completed a significant capital improvements program. This program included the addition of a state-of-the-art conference facility and fitness club, upgrades to the building’s café and convenience store, and a renovated lower-lobby eatery and lounge. The new eatery, a nearly 2,600-square-foot space, has been leased to Heal, a health-forward café concept founded by Vitali Korsikov of Vanilla Café Miami. Heal focuses on nourishing foods and wellness, providing a space for tenants and visitors to recharge.

Prime Location and Building Features

Located in the heart of Downtown Miami’s business district, One Biscayne Tower offers tenants unobstructed views of Biscayne Bay. Its strategic location provides unparalleled access to the city’s lifestyle amenities and convenient commuting options, with proximity to the Miami Metromover, Interstate 95, Brickell Avenue, and the MacArthur Causeway. The building is also within walking distance of numerous restaurants, the Kaseya Center, and Bayfront Park. Furthermore, One Biscayne Tower holds LEED Gold and Wired Certified designations.
