AmTrustRE Fills 59 Maiden Lane as Financial District Repositioning Continues

Modern office building in Financial District

AmTrustRE says its 1.04-million-square-foot office tower at 59 Maiden Lane in Manhattan’s Financial District has reached full occupancy. The milestone follows a new lease with ANV Group Holdings and a major renewal by London Fischer, even as the property continues a broader renovation and public-plaza redesign.

Key takeaways

  • 59 Maiden Lane is now 100% occupied.
  • ANV Group Holdings signed a 14,807-square-foot lease.
  • London Fischer renewed its 58,164-square-foot tenancy.
  • Facade and lobby renovations are expected to finish in 2027.
  • A redesigned public plaza is scheduled for completion later this year.

Leasing milestone arrives before renovations are complete

The occupancy achievement gives AmTrustRE a strong leasing result ahead of the building’s full repositioning. The company is investing in both the physical property and the tenant experience, with additional upgrades still underway.

The tower’s planned improvements include facade and lobby renovations, expected to be completed in 2027. A redesigned public plaza is scheduled to be finished later this year, adding another element to the property’s transformation.

New lease and renewal anchor the result

The latest leasing activity involved two transactions. Blackstone-backed ANV Group Holdings signed a new 14,807-square-foot lease, while London Fischer renewed its 58,164-square-foot space.

ANV Group Holdings and AmTrustRE handled the new lease without outside representation. London Fischer was represented by managing partner Bud London, while AmTrustRE’s leasing and acquisitions leadership represented the owner in the renewal.

Owner points to repositioning strategy

Jonathan Bennett, president of AmTrustRE, described the full-occupancy milestone as evidence that the company’s investment strategy is working before the property’s transformation is finished. He said the firm’s approach has focused on improving the asset’s location advantages, building quality and workplace experience.

The result also positions 59 Maiden Lane to compete more effectively with other prominent office properties in Manhattan’s Financial District. Full occupancy ahead of the remaining construction work suggests that tenants are responding to the building’s location and planned upgrades.

Broader significance for the Financial District

The leasing outcome underscores the importance of well-located office properties that can combine occupancy with ongoing capital improvements. Rather than waiting for every renovation to conclude, AmTrustRE has secured commitments while the building continues to evolve.

With the public plaza and interior and exterior upgrades still in progress, 59 Maiden Lane’s next phase will center on completing the repositioning and delivering the updated tenant environment promised by the owner.
