This rewarding prospect is driven by a client identified as a "high net worth individual" looking to acquire:

  • Investment-grade single tenant "trophy assets" such as:
    • Grocery stores
    • Medical buildings
    • CVS locations (not Walgreens)

Property Criteria

The buyer’s requirements are specific, focusing on properties that:

  • Are priced between $5 million and $15 million
  • Feature a cap rate above 5%

Beyond Fort Myers and Naples, this buyer is also interested in properties located in other populous Florida markets, including Tampa, St. Petersburg, Orlando, and South Florida. However, areas like Daytona, Jacksonville, and the Panhandle do not fit into the buyer’s interests.

The renovated units will accommodate residents earning between 30% and 80% of the area’s median income, approximately $25,020 to $66,720 per year for a two-person household. This transformation aims to bring back the building’s original purpose as affordable housing, previously known as Prospect Towers, which provided homes for seniors for over 50 years.
