OKO Group has officially commenced vertical construction on the highly anticipated Aman Residences, Miami Beach. This milestone follows extensive below-grade work, including excavation and foundation completion, marking a significant step forward for the luxury development. The project is set to redefine Miami Beach’s skyline and luxury living standards.
Vertical Construction Begins
Following the successful completion of its foundation system, Aman Residences, Miami Beach, is now progressing skyward. General contractor Suffolk is on track to complete approximately one floor every two weeks, with the topping-off ceremony anticipated in early 2026. The 18-story residential tower, designed by renowned architect Kengo Kuma, is slated for delivery in 2027 and is already fully committed.
A Vision of Luxury and Design
- Location: Situated at 3425 Collins Avenue, the development is a key part of Miami Beach’s vibrant Faena District.
- Offerings: The project features 22 Aman-branded residences and the historic Versailles Hotel, which will house 56 hotel rooms. The hotel’s design is by Jean-Michel Gathy of Denniston, a frequent collaborator with Aman.
- Architectural Excellence: Kengo Kuma’s design blends minimalist Japanese aesthetics with Miami Beach’s Art Deco heritage, creating a visually striking and harmonious structure.
Engineering and Construction Prowess
The commencement of vertical construction is the culmination of significant groundwork. This included the creation of a two-level underground parking structure, an engineering feat achieved through advanced Deep Soil Mixing and Triple Soil Mixing techniques. These methods were crucial for stabilizing the beachfront site and managing groundwater, enabling the robust foundation system.
A New Era for Miami Beach
Alan Chun, Chief Operating Officer of OKO Group, expressed enthusiasm for this pivotal stage, stating, "This momentum builds on Aman’s record-setting residential sell-out, with the development poised to elevate Miami Beach as a world-class destination for design, wellness, and luxury living." Suffolk’s General Manager for Florida East Coast, Tom Thrasher, added, "We are thrilled to leverage our cutting-edge technologies, data, and AI solutions to deliver an exceptional experience and project that will exceed expectations and help redefine how iconic projects are built."
