Miami’s $880M HueHub Project, Largest Under Live Local Act, Moves Forward

Miami’s Ambitious Housing Initiative Gains Momentum

Miami-Dade County has given the green light to an $880 million transit-oriented development, The HueHub, poised to become the largest project under Florida’s Live Local Act. This significant undertaking will introduce 4,032 workforce housing units, aiming to address the region’s housing needs.

A Vision for Community Living

The HueHub is designed as a comprehensive community, featuring seven 35-story towers that will house studio, one-, and two-bedroom apartments. Beyond residential units, the development boasts approximately 200,000 square feet of interior amenities, including workspaces, an urgent care facility, and a learning center. Outdoor spaces will offer swimming pools and green areas. The project also plans to incorporate essential community services such as a car wash, a police substation, and a school, alongside retail options like a restaurant, bar, and cafe.

Strategic Location and Development

Located at 8395 NW 27th Ave. in West Little River, approximately nine miles northwest of downtown Miami, the 12-acre site is strategically positioned near transit options like the Northside Metrorail Station and Tri-Rail. Developer Pablo Castro acquired the land in 2023 for $29.3 million. The project is designed by Arquitectonica, with Coastal Construction, Bilzin, Greenberg Traurig, and Franyie Engineers serving as additional development partners. The construction will emphasize green building practices, utilizing eco-friendly materials and energy-efficient systems, including water conservation measures.

Addressing Housing Affordability

Under the Live Local Act, 40% of The HueHub’s units will be reserved for individuals earning at or below 120% of the local median income. Projected rents are set to start around $1,300 for studios, $1,600 for one-bedroom units, and $1,900 for two-bedroom apartments. This initiative aligns with a broader trend in Miami-Dade County, which has seen over half of the 130 projects approved under the Live Local Act since its passage in 2023. While many projects are still in the planning stages, The HueHub represents a significant step forward in delivering much-needed housing solutions.
