Treasure Coast Real Estate Market Shows Growth in February: Prices, Sales, and Inventory Rise

The Treasure Coast housing market demonstrated notable growth in February, with increases across median sale prices, home sales, and inventory levels in Martin, St. Lucie, and Indian River counties. Despite a rise in listings, buyers faced higher prices, reflecting the complex dynamics shaping the local real estate environment.


February Highlights: Rising Prices and Expanded Inventory

Recent data from local Realtor sources reveal encouraging upward trends for several key housing indicators on the Treasure Coast:

  • Median Sale Prices:

    • Martin County: $649,950 (up from $619,000 in January)
    • St. Lucie County: $390,500 (up from $383,900)
    • Indian River County: $412,500 (up from $390,500)
  • Number of Homes Sold:

    • Martin County: 154 (up from 115)
    • St. Lucie County: 374 (up from 310)
    • Indian River County: 208 (up from 171)
  • Active Listings:
    • Martin County: 969 (up from 892)
    • St. Lucie County: 2,747 (up from 2,580)
    • Indian River County: 1,357 (up from 1,312)

This trend illustrates a market where both sellers and buyers are becoming more active, influenced by several factors including mortgage rates and changing buyer expectations.

What Does the Inventory Increase Mean for Buyers and Sellers?

An uptick in available homes typically signals a shift toward a buyer’s market. However, the reality in the Treasure Coast is nuanced:

  • Inventory Levels:
    • Martin County: 5.9 months (up from 5.4)
    • St. Lucie County: 6.1 months (up from 5.7)
    • Indian River County: 6.1 months (up from 6.0)

According to established real estate benchmarks, a balanced market maintains approximately 5.5 months of housing inventory. Anything above this suggests a buyer’s market, where buyers have more negotiating power, while below indicates a seller’s market favoring higher prices.

“You’re seeing more inventory come on, which leans toward a buyer’s market. Sellers are going to have to be more realistic,” noted Jonathan Lickstein, president of Broward, Palm Beaches & St. Lucie Realtors.

Despite the increase in homes for sale, high mortgage rates are moderating buyer enthusiasm.

  • The 30-year fixed mortgage rate reached approximately 6.94% in late February.
  • The 15-year fixed mortgage rate climbed to around 6.26%.
