Cape Coral and Fort Myers, Florida, have emerged as the metropolitan areas with the highest number of vacant homes in the United States. According to a recent study by Cinch Home Services, which analyzed 2023 U.S. Census Bureau data, these Southwest Florida cities together account for approximately 125,764 ghost homes, prompting concerns for local real estate markets and communities.


What Are Ghost Homes? Understanding Vacant Properties in Cape Coral and Fort Myers

The U.S. Census Bureau defines vacant homes as residential properties with no occupants at the time of the census. Real estate experts often refer to these as "ghost homes"—typically properties that remain unoccupied for extended periods due to various financial or legal challenges.

Arianna Falzone, a seasoned realtor with RE/MAX Nautical Realty in Cape Coral, describes ghost homes as:

"Anything that’s an investment sitting vacant for a longer period of time."

Common Causes of Vacancy

  • Foreclosures
  • Homes stuck in probate
  • Abandoned or stalled construction projects

Falzone highlights areas like Gator Circle where unfinished homes are common, reflecting broader economic pressures.

The study also identifies North Port, Bradenton, and Sarasota as areas with significant vacancy rates. Approximately 93,747 vacant homes exist within this cluster of cities, underscoring a broader regional trend in Southwest Florida.

The findings from Cinch Home Services are based on 2023 Census data covering metropolitan statistical areas (MSAs) with populations over 500,000. Vacancy rates were calculated using:

  • Total number of households
  • Number of unoccupied units

This approach ensures that only larger metro areas were analyzed, providing a clear picture of housing occupancy challenges in major urban centers.
