Florida Housing Market: Warning Signs of Price Decline

The Florida housing market has been a rollercoaster ride over the past few years, experiencing skyrocketing prices and intense demand. As of April 2025, however, there’s a notable shift in dynamics, with five key markets identified by Cotality (formerly CoreLogic) as being at high risk of significant price decline. These markets are Cape Coral, Lakeland, North Port, St. Petersburg, and West Palm Beach.

Florida has historically enjoyed a booming real estate market, driven by a substantial influx of residents seeking sun, retirement, and affordable living. However, as with all markets, the rapid ascent in home prices is now facing the pressure of a potential correction.

A recent report indicates that while the national home price growth decelerated to 2.0% year-over-year in April 2025, Florida’s statewide average appreciation has dipped to -0.8%. This trend highlights a broader shift as states witnessing previous booms, including Florida, Texas, Hawaii, and Washington D.C., now show signs of stagnation or decline.
