Florida Housing Market: Warning Signs of Price Decline

The Florida housing market has been a rollercoaster ride over the past few years, experiencing skyrocketing prices and intense demand. As of April 2025, however, there’s a notable shift in dynamics, with five key markets identified by Cotality (formerly CoreLogic) as being at high risk of significant price decline. These markets are Cape Coral, Lakeland, North Port, St. Petersburg, and West Palm Beach.

The Changing Landscape of Florida Housing

Florida has historically enjoyed a booming real estate market, driven by a substantial influx of residents seeking sun, retirement, and affordable living. However, as with all markets, the rapid ascent in home prices is now facing the pressure of a potential correction.

A recent report indicates that while the national home price growth decelerated to 2.0% year-over-year in April 2025, Florida’s statewide average appreciation has dipped to -0.8%. This trend highlights a broader shift as states witnessing previous booms, including Florida, Texas, Hawaii, and Washington D.C., now show signs of stagnation or decline.

Key Statistics:

  • U.S. Home Price Growth: 2.0% (April 2025)
  • Florida Statewide Average Appreciation: -0.8%
  • Florida’s Median Sales Price: $390,000 (below national median of $395,000)

Contributing Factors to Florida’s Market Correction

Several forces at play are contributing to Florida’s cooling housing market:

  • Affordability Concerns: Despite slightly lower prices, Florida remains more expensive than pre-pandemic levels. The requirement for a household income of about $87,800 to afford the median-priced home limits potential buyers.

  • Increased Inventory: As demand begins to cool, homes are lingering on the market longer. This increase in available properties enables buyers to be more selective, forcing sellers to reduce asking prices or offer incentives.

  • Shifts in Migration Patterns: While relocation to Florida continues, the frenetic pace of the last few years appears to be stabilizing, influenced by rising living costs, including surging property taxes and homeowner insurance.

  • Investor Pullback: The landscape is also shifting due to increased interest rates, making investments less appealing for many investors, which adds to the downward pressure on prices.

Five Florida Markets at Risk of Price Decline

The Cotality report has flagged the following Florida markets as being particularly vulnerable:

1. Cape Coral, FL

  • Risk Rank: 1
  • Year-over-Year Price Change: -6.5%

Cape Coral has experienced significant volatility, dropping from peaking home prices around $400k in mid-2022 to the mid-$300k range by April 2025.

2. Lakeland, FL

  • Risk Rank: 2
  • Year-over-Year Price Change: -4.3%

Located between Tampa and Orlando, Lakeland’s prices peaked near $400k in early 2024 but have shown a clear downward trend since then.

3. North Port, FL

  • Risk Rank: 3
  • Year-over-Year Price Change: -4.3%

North Port has seen sharp fluctuations, with prices hitting a peak of $480k in early 2023, followed by notable declines.

4. St. Petersburg, FL

  • Risk Rank: 4
  • Price Settlement: Around $400k

St. Pete’s market has shown a more gradual decline but nonetheless reflects troubling trends that could signal worsening conditions.

5. West Palm Beach, FL

  • Risk Rank: 5
  • Year-over-Year Price Change: -7%

The West Palm Beach market is characterized by high volatility, with sharp increases followed by noticeable declines, emphasizing the urgent need for price adjustments.

Potential Impacts for Buyers and Sellers

For Buyers:

  • Opportunities Exist: Expect negotiation leverage but conduct thorough research on specific neighborhoods.
  • Understand Total Ownership Costs: Factor in high insurance premiums and taxes.

For Sellers:

  • Pricing Strategy is Key: Correctly price your property based on the current market to avoid lengthy listing periods.
  • Prepare for Fewer Offers: Be ready to negotiate or consider concessions as buyer interest wanes.

For Homeowners:

  • Watch for Market Value Changes: Be aware of potential decreases in your home value, particularly if you have variable-rate mortgages.

Conclusion: Looking Ahead

The uncertain path of Florida’s housing market poses challenges and opportunities alike. As trends develop, maintaining awareness of local conditions will be vital for making informed real estate decisions. Monitoring future data releases from resources like Cotality will provide crucial insights as markets evolve.

With unique pressures affecting these five Florida markets, caution is advised for any interested parties, underscoring the importance of a well-informed approach in navigating the changing landscape of real estate in Florida.
