The turning point for Amelia Island came in 1991 with the establishment of the luxurious Ritz-Carlton. This prompted greater visibility for the island, transitioning it from an "undiscovered town" to a rising star in the luxury real estate market. Hulett explains, “Now we’re beginning to catch up,” highlighting the blend of blue-collar roots and upscale residences.

Property Market Trends

Current real estate trends indicate an astounding property market growth. The average sale price now hovers around $730,000, with beachfront properties exceeding $1 million. Here are some market insights:

  • Property prices have increased approximately 11% annually since 2020.
  • The record sale hit a staggering $13.3 million in 2022, primarily for properties along South Fletcher Avenue.
  • Finding homes in the $600,000 range has become challenging, as even away from the beach, the prices are rising.

Despite these climbs, Hulett underscores the relative affordability compared to other luxury markets in Florida. “A waterfront home in Miami priced at $15 million can be had here for $5 million to $6 million,” he notes.

A Flourishing Condo Market

The island’s condominium market is also flourishing. Typical two-bedroom units are priced between $500,000 to $600,000, while luxury condos can reach $3 million to $3.5 million.

  • The Atlantic side features vast stretches of rolling protective dunes.

Hulett adds, “We’re a heavy outdoors area. We have the beach, and we’re a heavy fishing town.” The island also boasts tennis and golf facilities, particularly on the south end, which is nature-dominated and perfect for sports enthusiasts.

Amelia Island is home to a rich cultural landscape. “A lot of creative people are here,” explains Compass agent Amy Alcini. The music scene flourishes with live performances available multiple times a week, especially on weekends.
