According to Homes.com, the median price for a single-family home sold in February rose by 7.8% year-over-year. While this is still more than double the national average, it marks a slowdown from the rapid, post-pandemic surge exceeding 20% annual growth.

Additionally, the supply of single-family homes is limited relative to demand. Since 2019, only one building permit has been issued for every 6.8 new jobs created in the region, underscoring the tight housing inventory that supports price resilience.
