JACKSONVILLE, Fla. – Affordable housing is a term that frequently appears in discussions about the housing market, but what does it truly mean? In this article, we take a closer look at housing affordability in Northeast Florida, how it is measured, and the current market landscape.

Housing experts define “affordable” as spending no more than 30% of your income on housing. For Jacksonville, with a median household income of $81,107, this equates to a monthly housing cost of approximately $2,027. However, many residents find that their housing expenses far exceed this threshold.

Current Market Conditions

  • Single-Family Home Prices: The average cost of a typical single-family home in Florida has skyrocketed to around $400,000, marking a 66% increase over the past decade even after inflation adjustments.
  • Rental Market Shifts: More than 700,000 higher-cost rental units (valued at over $1,200 per month) have been added, while nearly 300,000 low-cost rentals have vanished from the market.

The Struggle for Low-Income Renters

For those earning less than 60% of the area’s median income, the situation becomes dire:

  • Nearly 900,000 Floridians in this demographic are spending over 40% of their income on housing, with some exceeding 50%.

What is the Affordability Index?

  • An index score of 100 indicates that a family earning the median income can just afford the median-priced home. Scores above 100 suggest greater affordability.
