Miami has once again solidified its position as the premier destination for foreign real estate investment in the United States. The city leads the nation in both the volume of transactions and the percentage of foreign buyers in residential sales, with a significant influx of capital primarily from Latin America. This trend underscores South Florida’s enduring appeal as a secure and lucrative market for international investors seeking stability and long-term value.

In 2025, international buyers acquired over 5,300 properties in Miami, a substantial rise from approximately 4,000 the year prior, with a total investment reaching $4.4 billion. This surge highlights Miami’s status as the top U.S. market for foreign residential investment.

Colombia and Argentina led the list of countries of origin for these buyers, followed by Mexico, Brazil, and Venezuela. For these investors, Miami’s real estate market serves as a crucial vehicle for wealth preservation in U.S. dollars and a stable alternative to the macroeconomic volatility experienced in their home countries. A significant 91% of these buyers acquire property for investment purposes, aiming for permanent rentals, vacation rentals, or a combination of both. Furthermore, 68% of these transactions are made with cash, indicating strong liquidity and a strategic decision to dollarize savings.

South Florida: A Safe Harbor for Investors

Beyond Miami, the broader South Florida region is experiencing significant activity. Florida consistently ranks as the top destination for international homebuyers in the U.S., accounting for 21% of all sales. Approximately half of these international sales in Florida occur within the Miami, Fort Lauderdale, and West Palm Beach areas. Investors are drawn to the region’s strong property rights, reliable legal system, currency stability, and a proven track record of real estate holding its value.

Factors such as capital security, the stability of the U.S. legal framework, and Miami’s strategic location are paramount for international buyers. Florida’s favorable tax environment, with no state income tax, coupled with a market known for high liquidity and sustained demand, further enhances its appeal. For high-net-worth individuals, Miami real estate offers diversification, potential rental income in dollars, residential use, and protection against country-specific risks.
