AI marketing platform Bluefish has officially established its first permanent headquarters, securing a significant lease in Midtown South’s vibrant commercial landscape. The move marks a major milestone for the company, which serves Fortune 500 clients, as it expands its operational footprint.

He highlighted the building’s cultivated environment, featuring a mix of technology and creative brands, along with premier street-level retailers, fostering collaboration and enabling innovative companies to thrive.

Lease Details and Building Occupancy

The lease agreement for Bluefish’s new headquarters covers the entire eighth floor, comprising 17,050 square feet of prebuilt space. This significant commitment brings the occupancy rate of 315 Park Ave. South to 90%, underscoring the building’s desirability among leading companies. Columbia Property Trust recently completed a refresh of the tower’s lobby, further enhancing the building’s appeal.

Representation in the Deal

The transaction involved key real estate professionals representing both the landlord and the tenant. Columbia Property Trust was represented in-house by Ted Koltis and Maria Blake. Additionally, a Newmark team consisting of Peter Shimkin, Jonathan Fanuzzi, and David Falk provided representation. Bluefish was represented by JLL’s Jamie Katcher and Sebastian Infante, facilitating this significant expansion for the AI marketing firm.
